Energy Retrofit Subsidies for Landlords

The eco-Energy Retrofit Programs for HOMES, applies to rental buildings of less than 4 stories

UPDATE July 19, 2011:

What property is eligible?
• Residential rental buildings with fewer than four storeys and a footprint of less than 600 square metres (6458 square feet)
• Mobile homes on a permanent foundation
• Buildings with some commercial space may be eligible

What kind of energy retrofits can I receive rebates for?
• New or improved insulation
• Air sealing
• Energy-efficient heating and cooling systems
• Domestic hot water equipment
• Windows, doors and skylights
• Certain water-saving measures
• Certain other work that reduces energy consumption

How do I qualify for the program?
• Register your property/properties with Natural Resources Canada (NRCan).
• Arrange for an NRCan-licensed energy advisor to visit your rental property and assess its energy efficiency. Ensure that they will evaluate a multiple-unit building of your size. On its list of “service organizations,” NRCan notes those who can evaluate a multiple-unit building with an asterisk (*).
• The work must be completed by March 31, 2012, so that receipts can be provided to the energy advisor at the time of the post-work inspection. The owner must also sign the application for the rebates before March 31, 2012.
• Only work performed after June 6, 2011 (and after the initial energy evaluation) qualifies.
Rental housing providers need to act soon because program funding may run out, resulting in the termination of the program before March 31, 2012.

How are the rebates calculated?
• The rebate amount is the total of the listed amounts for all the specific items of retrofit work that is completed (based on the evaluation). For example, for replacing a furnace with an ENERGY STAR-qualified gas furnace that has a 90% annual fuel utilization efficiency (AFUE), you receive $300. Install a similar furnace with a 92% AFUE and a DC variable-speed motor, and you receive $500.

Of the 3.4 million private rental homes in Canada, more than 2 million fall within the ecoEnergy Retrofit Incentive Program for HOMES program. CFAA is pleased with the extension of the program and with the changes that make the program more useful for rental owners.
